"Middle-income housing should not compromise on quality."

In coastal Oregon, restaurants close early because workers can't afford to live nearby — driving up to two hours each way. In the suburbs of Washington, teachers, nurses, and service workers earning 80–100% AMI are completely priced out of new construction.

AFF Homes was built on one conviction: the housing crisis is a product problem — and product thinking, powered by data and design, can solve it. We apply the same execution frameworks used at Microsoft and Meta to build homes that families actually need, at prices they can actually afford.

The Missing Middle

The Crisis Is Real

From Tillamook County to King County, working families are being priced out of the communities they sustain. These are the numbers that drive everything we do.

61–100%
AMI Households Priced Out

Two-income households — teachers married to nurses, bartenders paired with retail workers — cannot afford new construction in their own communities. They earn too much for subsidized housing and too little for market rate.

<1%
Long-Term Rental Vacancy Rate

In Tillamook County, the long-term rental vacancy rate sits below 1%. Most new housing stock is aimed at resort and vacation markets — 66–80% owned by part-time residents. The same pattern is emerging across Washington State.

23%
Renters Paying 50%+ of Income on Housing

Nearly a quarter of renters in affected counties spend more than half their income on housing — leaving nothing for healthcare, childcare, or savings. Housing stress ripples through families and communities alike.

Designing for Future Space Constraints

As housing costs rise and urban lots shrink, AFF Homes is investing in research and design around compact, high-quality living — exploring how modular construction, intelligent floorplans, and Pacific Northwest craft can deliver homes that feel spacious, dignified, and attainable regardless of square footage.

We are developing replicable housing typologies built around flexibility, energy efficiency, and community-scale infill — designed to adapt across lot types, family sizes, and neighborhoods throughout Washington State.
